Cripps Harries Hall

Property asset management

The value of real estate investments can be enhanced by effective asset management in leasing, rent review, and maintaining good tenant relations; a proactive legal team is vital to that process.

What we do

The full range of commercial property services - buying, selling, granting and taking leases, lease renewals, applications for consent and all associated property asset management work - alongside colleagues who specialise in planning, construction, and regulatory issues such as licensing and health and safety.

Our large property dispute resolution team is at hand to deal with any issues before they escalate. Serving notices, interpreting documents, rent recovery, service charge disputes, dilapidations, tenant insolvency - these are examples of what they do.

Our clients

Our property investment clients cover a wide spectrum from local organisations to some of the largest property investment companies and institutions in the country.

We also support those for whom property is incidental to their business, but still needs to be efficiently managed.

Why Cripps Harries Hall?

Our property lawyers understand property as well as property law. We speak your language. We are involved in the property industry. We know many of the leading players.

Clients and agents have admired our speed of response, and that we give practical advice; solutions, not obstacles.

+ DCLG's decision to allow a change of use from office to residential without permission may have unforeseen local consequences
The DCLG's intention, announced in late January, to bring into force permitted development rights to allow a change of use from B1(a) offices to C3 residential without express planning permission has far-reaching implications for local development, and won't deal with the chronic housing shortage according to Cripps' planning and development partner, Jason Towell.

+ How to end a business lease
How leases of business premises may be brought to an end depends on a number of factors. Who wants to end it; whether the lease is coming to a natural end or whether it is to be terminated early; whether the tenant is in breach, and whether the lease is a true business lease afforded the protection of the Landlord and Tenant Act 1954.
