Cripps Harries Hall

Property investment

Cripps Harries Hall has a national reputation for commercial real estate.

What we do

We offer a complete commercial property service, including advice on planning and environmental issues, construction law, property finance and property taxes. We also have one of the largest property dispute resolution teams in the country to assist when issues arise, such as tenant insolvency, a contested rent review or a major contractual dispute.

If an investor chooses to buy or sell property through a corporate vehicle or a partnership, or has complex funding arrangements, we have lawyers with the relevant expertise.

We have been pioneers in collaborating with other law firms in acting for large property investors - "Mexican Wave" - being the first example. That "onshore outsourcing" approach has involved us in many major projects - such as the purchase or refinancing of portfolios of property, where the work is shared among several firms.

Our clients

Our clients include major property companies and institutions, such as PRUPIM, British Land and Land Securities.

Why Cripps Harries Hall?

You will get the personal attention of a partner and a speed of response that has impressed our clients and property agents alike. We are active and well known in the property investment world. Many of us are lawyers who previously worked in the City and have now chosen to work in Tunbridge Wells, doing exactly the same work that we did in the City, but at less cost to you.

We have a dedicated client management team whose role is to ensure that the client receives an efficient service from the moment of instruction to the closing of the file.  Our clients are kept up to date, in the format of their choice, and prior approval will always be sought to any costs and disbursements before they are incurred.

+ Construction law - Demystifying collateral warranties - October 2012
Love them or loathe them, collateral warranties are still the main method of granting protection to third parties with an interest in a construction project. This article aims to demystify what collateral warranties are, why they are needed and explores the more cost-effective alternative of using third party rights schedules.

+ Construction law - Project management - August 2012
The recent TCC decision in Ampleforth Abbey Trust v Turner & Townsend Project Management Limited has served as another reminder of the dangers of relying on building works being procured under letters of intent rather than formal building contracts. It has also provided a stark warning to project managers of the scope of their standard of care and to construction professionals in general of the risk of "unreasonable" limitation of liability clauses within their standard terms and conditions being held as unenforceable.
